One Za’abeel, developed by Ithra Dubai LLC and designed by the Japanese studio Nikken Sekkei, is a futuristic mixed-use complex in the heart of Dubai. Comprising two towers of 300 and 235 meters connected by “The Link”, a suspended sky concourse 100 meters above the ground and 226 meters long, it hosts hotels, offices, luxury residences, restaurants, boutiques, wellness centers and an infinity pool.
With a total area of 530,000 m², the project includes:
• 26,000 m² of Grade A offices
• 264 ultra-luxury apartments (One Za’abeel The Residences)
• 229 rooms and suites of the One&Only resort
• 132 rooms of the SIRO hotel
• 94 One&Only private homes
• 12,000 m² of retail and dining space.
Fiandre Architectural Surfaces, together with distributor partner Arteco Ceramics, supplied innovative, tailor-made ceramic surfaces, including Calacatta Statuario and Travertino Maximum, used in common areas, apartments and decorative finishes. The solutions combined elegance, sustainability and waste reduction, contributing to the goal of LEED Gold certification and the UAE’s vision towards net zero emissions by 2050.
The complex represents a new symbol of innovation, luxury and sustainability, integrating design, technology and well-being in a unique project on the global architectural scene.
